Apply for affordable housing

Ningana is a housing co-operative in Annandale, Sydney. We provide affordable housing for single people on low to moderate incomes, in a community living situation.

People who live alone are one of the most disadvantaged groups when it comes to accessing the private rental market, with few options for those on low incomes. We are one of the few housing organisations who cater specifically to this demographic.

Built in the 1970’s, Ningana is a block of 53 units. The available units are bedsits/studios. They are small, around 25-30 sqm, yet functional,

private and affordable. Two thirds of residents are on rebated rent, in line with other community and social housing, with the other third being on market rent. If you are not working or your income changes, you can apply for rebated rent.

Residents are around 50/50 men and women; however trans and non-binary people are also welcome. As a co-operative, our members are responsible for managing the complex. Group decision making is at the heart of co-operative living, and there are monthly meetings where this occurs. Members are also expected to take an active role on a committee or participate in working groups, as well as contribute to keeping the building clean by taking on a chore.

Ningana is close to public transport, however there are 17 unreserved parking bays for 50 odd apartments. Street parking is unrestricted. The rest of the space under the building has been converted to a workshop, bike parking, storage, a gym. There also is some well-maintained green space. The building is located close to shops and amenities.

Please be aware that there are no ground floor units at Ningana, and we cannot cater to people with mobility restrictions that prevent them navigating stairs. We are also strictly no pets, as the properties are unsuitable for keeping animals. As we are providing accommodation specifically for people who live alone, co-habitation is not permitted here.
